Apartments in Lower Greenville Dallas

Lower Greenville has been one of the more established East Dallas rental neighborhoods for years. Greenville Avenue is the main strip. The Granada Theater sits on it. Restaurants, bars, coffee shops run the length of the avenue, and the surrounding M Streets are some of the most-walked residential blocks in Dallas.

Every March, the neighborhood hosts the biggest St. Patrick’s Day parade in the Southwest. Outside of that, there’s a steady flow of food, music, and neighborhood activity most nights of the week.

If you’re looking for apartments in Lower Greenville Dallas, you’re looking at one of the more walkable rental strips in East Dallas. Knox-Henderson is directly west. Downtown and Deep Ellum are a quick drive south. And rents here usually run a little easier than Knox or Uptown.

Where Is Lower Greenville in Dallas?

Think of it as the Greenville Avenue stretch from Belmont up to Mockingbird. Not a huge footprint geographically. Wander east off the avenue and you’re in the M Streets almost immediately. Head west and you’ll hit Knox-Henderson in a few minutes. Vickery Place is across Ross. The on-ramp for US-75 sits right there, which makes Downtown, Uptown, and SMU all pretty quick runs by car.

Is Lower Greenville the Right Address For You?

Probably a fit if you recognize yourself in any of these:

  • Restaurants and bars within a 10-minute walk actually matter to you (not in theory, in practice)
  • East Dallas is your vibe but you can’t spend an hour commuting
  • The idea of living in another brand-new glass tower bores you
  • You want somewhere with a pulse. Not a freshly-landscaped master-planned thing

Why Live in Lower Greenville Dallas?

Greenville Avenue Food and Drink

Food is a major reason people move here. HG Sply Co., Truck Yard, Blind Butcher, Sister, and Whichcraft Beer all sit within a few blocks of each other. Weekends are built around the patio scene. Weeknights stay busy enough that you rarely run out of options within walking distance of most apartments.

St. Patrick’s Day Parade and Block Party

Every March, Greenville Avenue shuts down for the largest St. Patrick’s Day parade in the Southwest. Tens of thousands of people turn out. Some residents build a whole weekend around it, others head out of town. It’s the neighborhood’s signature event either way.

Quick Access to Downtown, Knox-Henderson, and SMU

US-75 is basically at the edge of the neighborhood, which is the main reason the commutes work. Downtown’s maybe 10 minutes outside of rush hour, a little more during. Knox-Henderson is west (walkable if you’ve got the energy, quicker if you drive). SMU’s a few minutes north up Central. If you’re a grad student, a young professional, or someone whose office moved Downtown and you don’t want to spend an hour in the car every day, the geography just works.

Walkability and Neighborhood Feel

Off the avenue, the neighborhood gets quiet quickly. The M Streets in particular are tree-lined, flat, and easy to walk at night. Coffee, groceries, dinner, and live music are all reachable without starting a car, which is uncommon for Dallas overall.

Finding Apartments in Lower Greenville Dallas

Something’s almost always available. Lower Greenville Dallas apartments tend to move, but inventory cycles in and out year-round. You’re looking mostly at mid-rise buildings on the avenue itself, garden-style complexes a block or two off, and the occasional boutique property tucked into a residential side street. Some newer construction went up in recent years with updated interiors and usable pools. Older stock tends to come cheaper, which for some renters is the whole point.

Listing sites are notoriously stale. A unit shows as available, you call, it’s been gone for a week. Dallas Apartment Locators skips that problem and pulls real current availability with actual pricing and current move-in specials. No cost to you.

How Dallas Apartment Locators Helps (Free Service)

  • Matches built around what you actually want – your budget, your timeline, your dealbreakers
  • Access to buildings you won’t always spot on the big listing sites
  • Real talk on pricing, lease terms, and which specials are worth your time
  • No fee. Renters don’t pay.

Lower Greenville Dallas FAQs

Depends what you want, but for a lot of renters it checks every box. You’re walking to dinner. You’re a 10-minute drive from Downtown. You’ve got a theater, a parade, and at least three bars you’ll end up treating as a regular. The mix of ages and types – grad students, working professionals, longtime East Dallas folks – gives the neighborhood a texture that places like Uptown don’t quite have.

It’s in East Dallas. The core of it runs along Greenville Avenue between Belmont and Mockingbird Lane. Drive east and you’re in the M Streets. West puts you in Knox-Henderson. Vickery Place is south across Ross. US-75 runs along the west edge, so Downtown’s about ten minutes by car.

One-bedrooms land somewhere around $1,650 a month on average, but “average” is doing a lot of work there. The actual number depends on the building, the floor plan, and whatever lease specials are running. A locator will give you a more accurate read than most listing sites.

Very. The avenue is lined with restaurants, bars, coffee shops, and a handful of small retail spots, all pretty tightly packed. The M Streets behind it are flat, tree-lined, and quiet. Walking the dog at 9 PM is nice. Walking home from dinner at midnight also nice.

The Granada Theater. Greenville Avenue itself. That St. Patrick’s Day parade. And the reputation, earned over years, as one of the denser independently-owned bar and restaurant strips in the city.

Knox-Henderson directly west. The M Streets east. Vickery Place south. Greenland Hills to the north. Downtown, Deep Ellum, and Uptown are all a short drive once you’re on US-75.

Yeah, a handful. Newer mid-rises near the avenue offer updated finishes, pools worth using, and fitness centers. Plenty of older garden-style and boutique properties bring the price way down if luxury isn’t the priority. It’s a real spread.

Pretty ideal, actually. SMU is a few minutes north on Central. Downtown’s ten minutes south. Lower Greenville slots neatly between them, which is why a lot of grad students and professionals end up here. Not as pricey as Uptown, more going on than a suburb, shorter commute either direction.

Dense. Varied. The Granada books live shows most weeks. Patio bars, dive bars, cocktail spots, a couple of sports bars – all within walking distance of each other. Weekdays stay busy. Weekends get louder.
