Top 4 Best Dallas Neighborhoods for Public Transit

If there’s one hallmark of Dallas, it’s the city’s notorious traffic. And while there is certainly no shortage of vehicles in and around the city, there’s also plenty of public transportation available. Of course, some areas are better equipped for public transit than others. If you’re looking to ditch the gas-guzzler but don’t feel like hoofing it everywhere, you might want to consider relocating to one of the following four neighborhoods.


Given its big-city status, it’s no surprise that Downtown Dallas offers plenty of public transit options. The DART transit system, for instance, connects with 12 surrounding cities and offers a fast, comfortable and affordable way to travel to, from and within the Downtown area. In fact, there are six DART stations located in Downtown Dallas alone. The M-Line Trolley and Dallas Street Car services are also available, both of which operate free of charge. Then there’s GoLink, a relatively new on-demand shuttle system that maneuvers all over the neighborhood. Tickets cost just $1.


The neighborhood of Uptown Dallas may be known for its walkability, but there are also plenty of options for hitching a ride in and around town. Thanks to its ideal location, Uptown residents enjoy access to several DART stations, including Cityplace/Uptown. The M-Line trolley – which starts in West Village and runs through the heart of Uptown along McKinney Avenue and into downtown – can bring you to and from just about anywhere you need to go. There are also several bus routes serving the Uptown area.

Deep Ellum

Located just a few blocks east of Downtown, Deep Ellum is easily considered one of the hottest urban neighborhoods in the Dallas area. Similar to Uptown, Deep Ellum offers a variety of choices for those who either need or prefer public transit. For instance, there are two DART stations that border the area, both of which are easy to reach on foot. Likewise, there are regular bus routes, including express options, which offer direct service to downtown and a variety of other local destinations.

North Dallas

Unlike some of the other neighborhoods, North Dallas doesn’t have as much in the way of bus routes. It is, however, home to several DART rail stations, making it fast and easy for residents to travel to and from downtown or access other nearby neighborhoods, like Plano and Richardson. This is where GoLink, the city’s newest on-call public transit option, comes into play. For just $1, residents can hail a shuttle to bring them from wherever they are to wherever they’d like to be (within the on-call zone).

Know what you’re “looking for” before you start looking.

Before you begin the process, it’s good to have an idea of what you’d like to get out of the arrangement. Are you looking for someone to hang out and party with? Or, would you prefer someone who just pays the rent and otherwise keeps to themselves? Do you want a roommate who shares the same interests as you, or does that not matter? Paying rent is a necessary evil, sort of like death and taxes. But that doesn’t mean you have to pay full price. Believe it or not, negotiating rent is pretty commonplace. And while not every landlord is willing to compromise on price, many are more than happy to agree on a lower amount – especially if it means getting a good tenant to sign a long-term lease.

Whether you’re on the hunt for a new Dallas apartment or your lease is about to come up for renewal, here are a few expert tips to help you get more bang for your buck.

Don’t be afraid to ask.

A landlord probably isn’t going to put the offer of negotiation on the table, so if you’re interested in haggling a bit, you’re going to have to be the one who brings it up. As mentioned, there’s no guarantee that your landlord or property manager will go for it, but it can’t hurt to try. Start by asking whether they’d be open to discussing rent prices and if you could arrange a meeting to do so. (If you’re working with an apartment locator, ask them whether there’s any wiggle room on price.)

Do your homework.

Don’t just pull some random number out of thin air. If your landlord is willing to negotiate, be sure to come to the table armed with up-to-date and accurate data. It’ll be a lot easier to get a yes if you can demonstrate that the rate you’re requesting is still a competitive one. Research different properties in the area that are similar in terms of location, square footage, layout, number of bedrooms, amenities, etc. and be prepared to pony up some proof to back up your request.

Choose the right time.

Your landlord isn’t going to negotiate a new rate the day you show up to sign the lease. Likewise, planning too far ahead (like 6 months into a 2-year lease) won’t give you much leverage to work with. Make sure you time your request appropriately. Not only will this give you adequate time to meet and reach an agreement with your landlord, but if you decide not to take the deal he or she is offering, you’ll have plenty of time to find another place.

Sell yourself.

Trust us – it’s not always easy to find good tenants. If you’re one of the few, you can use that as a bargaining chip in your negotiations. For instance, if you’re an existing tenant about to renew a lease, use this opportunity to remind the landlord or property manager about how reliable you’ve been, what a thoughtful neighbor you are, how you always pay your rent on time, etc. If you’re a brand new tenant, highlight these qualities and then back them up with several trustworthy references.

Be ready to compromise.

Keep in mind that your first offer may not be one the landlord is willing to accept, so be ready for a counter-offer and be willing to compromise. You might even keep this in the back of your mind while determining your initial offer. For instance, if you’d be happy with $100 rent reduction, come to the table asking for $200. That way if the landlord counters with $100, you’ll still be comfortable with the result.

Negotiating rent is a great way to save yourself some money over time. Keep in mind, as well, that your negotiations don’t have to be strictly limited to cash. If the landlord isn’t willing to budge on price, he or she might be happy to strike a deal in other ways, such as free storage, waived fees, apartment upgrades or additional amenities. The options are many, and remember, it doesn’t hurt to try. Who knows – you might just end up with an arrangement you both can be happy with.

Whether it’s your first foray into living alone or your latest attempt to find a leased apartment that feels just like home, there’s always a sense of excitement that comes with choosing a Dallas apartment to rent. However, as with any kind of decision that involves signing legally binding agreements and spending money, you need to be absolutely sure of what you’re getting yourself into before you sign that dotted line.

Here are some important questions to ask yourself before you sign that lease:

1) Can I afford it?

This is obviously the first question that will pop up in your head, and rightly so. 3) Are all the amenities in the building/in my preferred apartment in good, working condition?

One of the worst things that can happen to you when you sign a lease without thoroughly checking your apartment is to suddenly realize that you’d have to spend a fortune on repairs and restoration.Make sure to inspect everything, and we mean EVERYTHING, inside your soon-to-be-leased apartment. Check if the water’s working, if there are holes in the wall or ceiling, if all the electrical sockets are working, if any windows are broken, and so on. Don’t be afraid to be thorough — after all, you ARE signing up for something long-term, and once you affix your signature on your contract, that apartment becomes your responsibility.

4) Do I completely understand the rules and regulations of this place?

As negative as it may sound, always consider the worst-case scenario. What if an emergency happens, and you need to call for professional assistance? Is someone there available who can help you out, or are you basically on your own when things go awry? Make sure that there are handymen or repairmen whom you can call in case something suddenly breaks in your apartment. It also falls upon your shoulders to familiarize yourself with the ups, downs, ins, and outs of your lease contract. If there’s anything there that you don’t understand, don’t be afraid to ask!

5) Is the general atmosphere happy and positive?

You may think that this is not so important, but you would be terribly mistaken. You wouldn’t want to live in a place with no decent lighting — imagine waking up each day and not catching any sunshine! — or one that’s full of noisy neighbors. It doesn’t hurt to consider if your satisfaction in finding an apartment to lease will translate into happiness when you’re actually living in it.

If you can’t repaint your walls, you can at least paint your furniture and make them look brand new. Pick a color that pops, but goes well with your interiors.

6. Hang up a painting or display your collection.

A well-placed oil painting will work wonders on even the most drab of walls. Pick your favorite painting and a nice frame to go with it, and hang it up a wall that needs some livening up. If you collect statues, figurines, or any other display items, find a space for them, like a bookshelf or a tabletop, and arrange them so that you can see all of them in their limited-edition glory.

Bonus tip: Get yourself a rug to hide any imperfections on your floor. It’s a cheap and simple solution that adds a touch of sophistication to your living space as well.
